270 Michigan is an existing six-story building sitting on the west side of Michigan Avenue just south of Seneca Street.
The transformation of this property is slated to begin in early 2017. Previously home to the Buffalo Envelope Company, the building will be converted into a mix of uses including a total of approximately 10,000 square feet of commercial office space on floors 1 – 3 and a total of six market-rate apartments on floors 4 – 6 in 1- and 3-bedroom configurations from 1,240 – nearly 1,900 square feet in size.
We are working in consultation with the NYS Historic Preservation Office and National Park Service to restore the building for designation on the National Register of Historic Places upon completion of the renovation work. Exterior work will include replacing the existing windows with new to match the historic windows removed by a previous owner. Interior work includes the preservation of an historic stair case and elevator, restoration of original hardwood flooring and wood ceilings.
We are excited to bring this vacant building back to life, and believe that its adaptive reuse will add to the vibrancy and rebirth of the Seneca Street corridor.
