William Paladino is having a very busy season.

The CEO of Ellicott Development Co. is overseeing multiple projects in the city and the suburbs, including the construction of a 12-story tower on Pearl Street, the renovation of a six-story Michigan Avenue building and the development of Fairfield Inn in Amherst near University at Buffalo’s North Campus.

Here’s a look at work underway:

500 Pearl St.
A parking ramp at 500 Pearl is complete, and crews are starting to build six stories of steel on top of the ramp for Ellicott Development’s planned 12-story, mixed-use tower. The project is “moving better than expected,” Paladino said.

“It’s going well,” Paladino said. “It’s on time, with very little hiccups to date.”

Business First: Ellicott Development lands two tenants at ex-church site on Main Street

With construction just getting underway, Ellicott Development has secured leases with two anchor tenants for its Our Lady Lourdes Church campus project.

Signing on for office space is General Physicians practice, a Kaleida Health affiliate headed by internal medicine specialist Dr. Richard Charles. General Physicians was brought to the building by McGuire Development Co.

Also moving into the complex will be a dental practice affiliated with the University at Buffalo.

The complex is located at 1091 Main Street, just north of the Buffalo Niagara Medical Campus. The makeover has a cost of $42 million.

“We’re excited about this,” said William Paladino, Ellicott Development president and CEO. “Having these two really puts us in a good position.”

Business First: Ellicott Development adds to its Niagara Street portfolio

Ellicott Development Co. has increased its holdings by acquiring another property on Niagara Street.

According to documents filed in the Erie County Clerk’s office, Ellicott paid $365,000 for a four-story mostly apartment building at 1287 Niagara Street. The seller was listed as Erie-Niagara Public Benefit Funding Corp., according to the clerk’s office documents.

Built in the early 1900s, the 12,768-square-foot building has a mix of apartments and some commercial space.

Ellicott Development is proposing two additional townhouses at its Waterfront Place development in Waterfront Village. They would be built in front of the Admiral’s Walk condominium tower along Ojibwa Circle.

In order to not block views the views of Admiral’s Walk’s residents, the proposed townhouses will be two-stories with no second-story windows facing the condo tower’s parking podium. They will complement the townhouses built by Ellicott Development south of the site including the nine units recently finished. Those units were three-stories and featured 2,890 to 3,451 square feet of living space. Six sales have closed to date ranging from $636,000 to $935,000.

The parking ramp at the base of Ellicott Development’s 500 Pearl Street project is quickly taking shape. The six-floors of parking will contain 380 parking spaces and ground floor commercial space.

500 Pearl Street will contain 11,000 sq.ft. of retail and restaurant space in total, 52,000 sq.ft. of office space on the seventh and eighth floor, 14 apartments, and a 110-room hotel.

Concept Construction Corporation has been selected as the Construction Manager for a significant addition to the Medical Campus and General Contractor for Mercy Hospital’s cardiac care operating room expansion project.

Business First: Ellicott’s Main Street project to start this summer

Ellicott Development Co. is set for work on a project this July to be developed on the northern border of the Buffalo Niagara Medical Campus.

Tom Fox, Ellicott’s director of development, said the Buffalo company hopes to start construction within the next 45 days on the six-story building that helps anchor Our Lady of the Lourdes Church campus along Main Street.

The 194,000-square-foot building is one of the centerpieces of a $35 million development based around the century-old church. The building is expected to house retail and office tenants and will be connected to the church by a glass-enclosed atrium.

Ellicott Development is bullish on upper Niagara Street. Yesterday the company purchased a vacant lot at 1095 Niagara that is kitty-corner to a pair of its projects, one recently finished and one underway. Ellicott’s 1095 Group LLC acquired the .94 acre parcel from 1095 Niagara Street Inc. for $330,000.


A building on the site was demolished after a December 2005. Liberty Brass Foundry was a historical occupant of the property and later Keystone Corporation, an electroplating, polishing, anodizing, and coloring firm.

Buffalo News: Ellicott plans 6-story building next to Our Lady of Lourdes

Ellicott Development Co. wants to bring a touch of modernity to the former Our Lady of Lourdes Church.

The development firm, which owns the church and much of the nearby property, has planned a six-story, retail and office building on Main Street that will connect directly to the church via a glass-enclosed atrium.

The $35 million project planned for a surface parking lot just south of the church will feature a blend of colors and materials designed to tie it into Our Lady of Lourdes, while aiming for “an edgy, modern exterior” consistent with newer development down the street, according to a letter from Ellicott Director of Development Thomas Fox to the city Planning Board.

“This is a project we’ve been working on for several years,” Fox told the Planning Board. “We’re very much excited to present our vision.”

Buffalo News: Ellicott Development plans to begin construction in March on hotel near UB North Campus

Ellicott Development said it hopes to begin construction by late next month on a four-story, 107-room hotel on Rensch Road near the University at Buffalo North Campus in Amherst, once it receives final approvals for the project.

The Town Board last June agreed to rezone the site of the hotel and now the town Planning Board must review the site plan application for the project, which also includes a two-story apartment house. The Planning Board is set to act at Thursday’s meeting.

Buffalo News: Allentown senior housing to focus on independent living as Ellicott takes over project

A proposed senior housing project planned for Buffalo’s Symphony Circle neighborhood will be geared toward upscale independent living for seniors, rather than the originally planned assisted-living facility.

The $30 million project, which was previously approved last year by the city, has been taken over by Ellicott Development Co., which replaced an out-of-own firm that had previously partnered with the owner of the former Nazareth Home.

The planned Symphony Circle Active Living facility will include a four-story masonry building with 119 senior apartments.
