    About:

    1395 Delaware Ave is located at the southeast corner of the Delaware Avenue and West Delavan Avenue intersection; one block north of the historic Gates Circle. The development site is currently comprised of a former gas station at 1395 Delaware, a vacant single-story retail building at 885 W. Delavan and the historic E.L. Smith & Co. Building at 1389 Delaware.

    Following demolition of the former gas station and single-story retail building, the site will be infilled with the construction of a new 4-story mixed-use building including ground floor commercial space and a total of 41 residential units, 4 of which will be 2-story at-grade entry townhome style units along W Delavan Avenue. Additionally, the project will include ample off-street parking located at-grade and in the basement.
    Designed by Labella Associates, the proposed building will complement the adjacent and historic neighborhood character in scale and architectural style. Exterior materials will include masonry, metal and cementitious paneling. Several residential units on the 2nd, 3rd and 4th floors will include private patios. Additionally, the 4th floor will include a well-appointed indoor/outdoor tenant amenity space with expansive views looking south down Delaware Avenue towards Downtown Buffalo.

    In addition to the new construction, the adjacent 2-story historic structure at 1389 Delaware undergo a complete renovation as part of the project and offer additional commercial and residential space. The structure’s renovation will be completed in compliance with the Secretary of Interior Standards for Renovation of Historic Properties and upon its completion will be added to the National Register of Historic Places.
