478 Main Street, which was historically home to the Hens & Kelly Department Store, is located at the southwest corner of W. Mohawk Street and Main Street in Downtown Buffalo. The building was constructed from 1922-1925 and designed by architects Bley and Lyman.
Ellicott Development completed a full renovation of 478 Main Street in January 2022 converting its former commercial use to mixed-use. The completed redevelopment includes commercial space on floors 1 through 5 at approximately 14,500 sq ft per floor and 15 total market-rate apartments with 13 units on floor 6 along with 2 additional units housed in a portion of the 4-story penthouse structure that sits atop the 6-story structure offering expansive views of Downtown and Lake Erie.
We worked in consultation with the State Historic Preservation Office and National Park Service to restore the building’s exterior in likeness to its original form. This included the removal of the non-historic granite slipcover alteration to the 2nd floor façade and replacement with historically accurate window units, masonry restoration, and new storefront glazing on the ground floor. The completed redevelopment of 478 Main Street has reactivated an underutilized historic asset in Buffalo’s Downtown core, adding to the vibrancy and expanding rebirth of the Main Street corridor.
