Ellicott plots renovation of former Hein Publishing site

The final phase of a mixed-use development for a Main Street building located on the northern edge of the Buffalo Niagara Medical Campus has emerged.

Ellicott Development Co. is moving forward with plans to bring a residential component to the former Hein Publishing Co., 1285 Main St. Ellicott bought the 60,000-square-foot building last year from Hein, paying $2.1 million.

Hein moved its law book publishing operations to Amherst.

William Paladino, Ellicott Development CEO, said plans now call for converting the building’s third floor into 19 apartments, including a mix of one-bedroom, two-bedroom and three-bedroom units.

“We definitely think there is a market for it,” Paladino said.

Ellicott Development will be presenting its proposal to the Buffalo Planning Board when the board meets on March 25. Pending approval, the renovation work could start within the next month, Paladino said.

“We’d love to have the units ready by later this summer,” he said.

Since acquiring the building, Ellicott Development signed Erie County Medical Center’s Downtown Alcoholism Clinic, a chemical dependency unit, to the first floor. ECMC leases approximately 11,000-square-feet for the unit.

As part of the development, the apartments would have covered indoor parking, coming in off of Northampton Street.

Among the project’s immediate neighbors is the Artspace building that mixes in apartments with artists’s studios.

“It is a building and a neighborhood with a lot of potential,” Paladino said.
