Vacant for several years, the former Frederick Law Olmstead School #56 is located on West Delavan Avenue between Elmwood Avenue and Delaware Avenue.
The building is currently undergoing a renovation that will bring a mix of uses, including residential and commercial space. From the basement through the 3rd floor, we will be constructing a total of 27 market-rate apartments in one-, two-, and three-bedroom configurations ranging from 530 to nearly 1,400 square feet in size. In addition, there is approximately 15,000 square feet of commercial space available in the basement and 1st floor in the former auditorium, pool and gymnasium spaces in addition to a separate annex building at the northeast corner of the property behind the former school.
We are working in consultation with the NYS Historic Preservation Office and National Park Service to restore the building for designation on the National Register of Historic Places upon completion of the renovation work. Exterior work will include replacing the existing windows with new to match the historic windows previously removed. Interior historic features including original hardwood flooring, plaster walls, chalkboards and decorative tin ceilings will remain and be restored to communicate the former use and rich character of the building.
